Your day-to-day focus will be twofold: first, run thorough property evaluations—financial modeling, highest-and-best-use analysis, comparable sales research—and second, turn those numbers into successful negotiations that secure each parcel on the best possible terms.

Because my pipeline includes opportunities nationwide, you can apply your expertise in any market; what matters most is your ability to recognize intrinsic land value quickly and drive deals across the finish line. If you already use tools like CoStar, Reonomy, PropStream, or custom Excel models, let me know—speed and accuracy are critical.

Deliverables I will measure:
• Written evaluation for each target property, including projected exit strategies and offer range
• A documented negotiation plan, updated in real time until contract execution
• Final purchase contract or LOI reflecting agreed-upon price and terms
