The core information is already defined; what is missing is the engaging narrative, crystal-clear numbers, and a visual layout that makes decision-makers say “yes” at first glance.
The document must combine:
• Detailed project description (location, concept, surface areas, tenants, timeline)
• Thorough financial analysis, including turnover projections, cash-flow forecast and key ratios
• Practical management plan showing how the asset will be operated and risks mitigated
Visually, I want infographics that simplify complex data, sharp financial diagrams that highlight profitability, and high-quality photos that showcase the site and architectural intent. Brand-consistent typography and colour use are essential so the file looks as professional as it reads.
Deliverables
• A fully designed pitch deck in PDF (screen and print resolution)
• A print-ready layout (A4 or US Letter) with bleed and crop marks
• Source files (InDesign, Illustrator, or equivalent) so minor future tweaks remain possible
Acceptance criteria
1. Financial tables must reconcile and match my raw spreadsheet numbers.
2. All graphics and photos need minimum 300 dpi for print, RGB-optimised for screen.
3. The overall file size must stay under 15 MB to allow easy email delivery without compression artefacts.
You are free to recommend layout tools—Adobe InDesign, Affinity Publisher, or Canva Pro—so long as the final result meets the above standards. Once the first draft is ready, I will provide detailed feedback; two revision rounds should be planned before sign-off.
