I am looking for a freelancer to build a basic but solid financial model for Real Estate Development.
I have a basic model, however the equity and debt formulas don't really work. For example, If all construction is sold before the start of construction the project should fund itself. My model still does equity and debt draws in that case, which is not logical. Also, there is a line missing for equity pay back.
Also I would like to calculate how much loan/debt I need If for example all,20,25, 50% (or whatever) of construction is sold at the start of construction.
