create a financial model for a project

I am putting together a proposal to build and run a Marina. I need to have a financial model that I can use to underpin presentations and plans for the project. The model will need to have a series of variable elements that can be varied as required all feeding into a series of outputs - P&L, Cashflow, Balance Sheet, funding requirements, working cap requirements all over 5 year forecasts presented monthly and annually.
