Our company is seeking an experienced finance professional to conduct a comprehensive financial analysis for a $4.5 million capital expenditure (capex) project involving the setup of data centers as a brownfield development. The selected freelancer will be responsible for evaluating the financial viability of the project using key financial metrics such as Net Present Value (NPV), Internal Rate of Return (IRR), and Payback Period. The analysis will help guide our investment decisions and ensure that the project meets our financial goals.
Project Scope
The financial analysis will focus on the following key components:
Net Present Value (NPV): Calculation of the project’s NPV to assess the value it will generate over time, discounted to present-day terms.
Internal Rate of Return (IRR): Analysis of the IRR to understand the project’s profitability and compare it with our required rate of return.
Payback Period: Determination of the time it will take to recover the initial $4.5 million investment.

Responsibilities of the Freelancer:
Conduct detailed financial analysis using provided and gathered data, including operational costs, revenue projections, and capital requirements.
Develop a financial model in Excel that accurately reflects the project's cash inflows and outflows.
Perform scenario and sensitivity analysis to assess the project's resilience under different conditions.
Prepare a clear, concise report summarizing the NPV, IRR, Payback Period, and key financial risks associated with the project.
Provide insights and recommendations based on the analysis to guide our decision-making process.
Expected Deliverables:
Financial Model: A dynamic Excel model, including all relevant calculations (NPV, IRR, Payback, etc.) with the ability to adjust variables as needed.
