commercial real estate investment underwriting template -- IRR & ROIC

Looking for someone to create a template for a US based commercial real estate acquisition underwriting template. Here are some gist of what we are looking for:
1) As-is acquisition and tenant turnover scenarios with interim capital projects -- may be a renovation (linked to a page of detailed renovation criteria preferred)
2) Both all cash and a mortgage scenario versed,
3) IRR calculation and waterfall calculation based on the investor contribution and a developer take,
4) No tax consideration needed,
5) Various duration adaptable -- 3 to 7 years -- and reflected in the quality of presentable outcome,
6) English based
