Expert in IT business solutions required to create a system to manage our portfolio of property tenants

As an independent property landlord we have struggled to manage outstanding rent owed to us for 15 years, more recently we are using Excel sheets to input payments received which is just about OK. However it doesn't clearly highlight outstanding rent balances and is very limited in being able to produce an up to date rent account for a single tenant which we can send to them by email. Inevitably this delays the process and the debt increases making it difficult to recover.
We need a system that is easy to setup the basic details of the tenancy, input payments received for each rent account and produce a clear visual report of the status of the portfolio. It would be useful to be able to automatically produce a rent account statement for each tenant and it is essential we can produce this manually.
Whilst this may be possible using an accounting application such as Xero, we haven't yet managed to make the breakthrough and need an expert to provide us with a solution quickly.
We have tried out a couple of off the shelf landlord applications, but they are so generalised and don't appear to do what we want.
We are ready to listen to suggestions and are ready to instruct the right person immediately!
