Eliminate rows in excel spread sheet

I have a spread sheet with 52,000 rows. there are many rows that are mostly duplicates. I would like to eliminate the rows with 2 columns that match so I am left with one unique row. Its going to be a mailing list so the two columns (column B and Column F) to check will be street address and zip code. I have attached the spread sheet for your review
I have gone through the first 100 rows and highlighted in red an example of the rows to remove. I am in a rush to do this project so will be awarding this project almost immediately.
