Hi,
I am looking for excel assistance/expertise for an unlocked excel commercial real estate (hotel) financial model.
I am needing additional functionality, beyond what is built into the model. I have two initial needs but will likely require similar expertise in the future.
1. Debt/Loan - The model/analysis has traditional debt and refinancing options, however, the scenario I am working on will require non-traditional financing. Seller financing, typically for up to 50% of the purchase price, paid off in 5 - 10 years. If possible, I would like to incorporate this into the existing model, while maintaining the base functionality and flow through, if that makes sense.
2. Food & Beverage Costs/Expenses - The model contemplates a traditional hotel, where F&B sales and labor costs are estimated based on percentages. The concept I am analyzing has an all-inclusive component (3 meals per day), along with alcohol, snacks, and other items for an additional fee. I am hoping to build in functionality to calculate the all inclusive Food & Beverage costs from occupancy and a $ input, with the ancillary goods, based on a percentage, etc.
