angel investment structure

I'm looking to make an investment in a small business that is looking to expand, located in a developing country. It will perhaps be a combination of debt/equity over 5-7 years. I am looking for help in developing a proposal that includes; specifying interest rates, based on market rates and company's ability to repay, an amortization schedule, with payments adjusted over the term, best way to secure collateral, other safeguards etc The bulk of investment going to real estate and buildout of new facility. If an equity portion is included, also looking for guidance for valuation, according to sector/size/country.
Ideal person must have experience in conducting financial transactions, either on the accounting, legal, or financial side. They must be able to dive into specificities of the particular transaction, country, size etc. I will only consider those with professional experience, preferably with a bank, law firm, consulting firm engaged in such transactions, including creative solutions to particular problems. Final product will be a 1-2 page informal proposal, bullet points followed by details, along with amortization schedule. Finally, if possible, I am looking for guidance how to structure my vehicle to make this investment, both locally, as well as off shore. This will require research into different tax treaties etc. If candidate can do this, great, but not necessary. Esstimated time requirement: 2-5 hours
