TDEC Residential Subdivision Plans
Budget: $250 – $750 USD
This project involves developing complete site infrastructure design documents based on the existing survey and proposed subdivision layout. The scope includes preparing plans for proposed water distribution and stormwater drainage systems, along with existing condition and demolition drawings to reflect any required removals or relocations. A Sediment and Erosion Control Plan (SWPPP) will be developed in accordance with the Tennessee Erosion and Sediment Control Handbook – BMP standards. The design package will also include grading and drainage plans, roadway plan and profiles, and a stormwater management and hydrology report that meets state drainage regulations. A comprehensive water distribution plan will be designed to serve all residential lots, accompanied by a Notice of Intent (NOI) for land disturbance activities. Additionally, a Hydraulic/BFE study will be completed to support FEMA or local review requirements.
All final drawings and reports will be sealed and stamped by a licensed Tennessee Professional Engineer (PE) for TDEC submission.
Civil 3D, AutoCAD, and common hydrologic tools (SWMM, HEC-RAS or similar) are preferred so I can easily slot the files into our ongoing workflow.
Deliverables
• PDF and editable CAD set of subdivision site plans ready for submission
• Stormwater management report with modeling files and calculations
• Soil-erosion and sediment-control plan plus narrative in TDEC format
• Cover sheet or transmittal letter suitable for the permit packet
Acceptance will be based on adherence to current TDEC subdivision guidelines, accurate hydrologic modeling, and clean, clash-free CAD files. If you have successfully shepherded residential projects through TDEC before, I’d love to see your work and get started right away.
