Composite Balcony Deck -- 2

Job ID: 39354756

Budget: $250 – $750 USD

We need to replace our upper deck. It is currently supported by the floor boards sticking out, so it's free standing. We want to add legs that go to the ground on the end, and attach the other end to the house. We have a licensed contractor that has submitted plans to the HOA that were approved. When we took it to the city, they said it was above a height requirement so we need an engineered drawing. So what we want is an engineered drawing that we pay for once the city has approved the design. We do not need any design work, the deck in the attachment is already the design we want. We just need it to meet this "engineered drawing" standard that the city of Fair Oaks, California has.

Before submitting, please make sure you are an engineer that has certification for California, and can provide a PE Stamp. If you are selected, we will need your license number or you can provide it when you send us your reply to this posting.

Specifications:
- Material: TREX 1" x 6" for the flooring. The railing will be cable railing. The deck size will be 4' x 20'. The posts will be 6x6 by 15' beams. 2 Knee braces. Posts are treated Doug Fir. More details are in the drawings.

- Design: I want just a flat balcony deck. No added features like built-in seating, planters or garden space, or lighting options. The design should be minimalist yet functional.

Ideal skills for this project include experience in deck construction and design, particularly with composite materials. Understanding of creating a balanced, flat surface for a deck is crucial. Attention to detail, ensuring the deck is both safe and aesthetically pleasing, is also essential.
