Downtown Property and Goods Sales Assistant
Budget: $250 – $750 USD
The overall purpose of your work will be to reach as many people as possible who are likely to have a specific interest in any of the following opportunities:
1. Buying a building in the center of downtown Jackson, Michigan
2. Buying a Liquor License
3. Buying an individual condominium unit
4. Buying pre-owned hard goods that are for sale within the building, like tools, furniture, and commercial refrigeration equipment.
To be successful in selling any of the items above, there are many different demographic groups you will want to reach and inform.
The Building?
I believe the best candidates to buy the entire building are those retail businesses that could benefit by having a significant presence in downtown Jackson. Right now, there is no downtown grocery store. There is no downtown pharmacy. There is no nightclub or dance hall. The building has 7,000sf and a significant sidewalk presence (about 180 feet) on two streets that meet at a corner.
The Liquor License?
Current bar owners who have licenses and bars in other parts of the county may be good candidates to buy a second license. Perhaps these licensees would love to add a downtown location to expand their own brand. Perhaps there are individual bartenders who now work for a licensee who have the desire to go off on their own and operate a new bar with their own license.
A Condominium Unit?
There are several different demographic groups who might want to buy a condo unit. First, there are potential townhouse residents. These townhouses are between 650 and 950 square feet.
Many have two bedrooms. Some have one bedroom and a small in-home office. The best candidates for town homes are 1) elderly people who want a smaller space; 2) young professionals currently renting and living in an apartment who want a chance to build equity by buying their own home; 3) Corporations who have prospective employees and/or customers visiting from out-of-town who need a place to stay during a visit. There is no hotel in downtown Jackson. All overnight travelers to the city must pick a hotel far away from downtown out on the highway which is at least a 15-minute ride away. A downtown “corporate apartment” might be just the answer for some (or several) downtown businesses.
There are also particular retailers and/or professional businesses that could put their operations in one of the condominium units. For professionals, think of a dentist, stockbroker, medical doctor, optometrist, lawyer, tax office like HR Block, home builder’s office, or architect.
The potential retailers for condo units include businesses like sandwich shops, small food markets, small retail clothing, gifts, jewelry, or watches, plus 2nd hand clothing or 2nd hand furniture. Also,
a barber shop, beauty shop, stationery or office supplies.
Downtown Jackson is almost a real downtown. It has several high-rise office buildings and approximately 5,000 employees who work in office cubicles from one to three blocks from the building. If a retailer or professional service provider purchases a condo, their business may want to appeal to those 5,000 office workers.
It is also best if the purchaser of a condo unit (as a retailer) also appeals to low-income residents who live in housing that surrounds downtown. These people live anywhere from one to five blocks away from the condo site. The ideal business to attract both office workers and low- income residents who live nearby is a grocery store.
Who wants to buy pre-owned hard goods that are for sale in the building?
There is a wide range of products for sale within the building. I categorize them as follows:
Hand Tools Hand Power Tools Large Power Tools
Garden Tools Household Furniture Small Household appliances
Some Children’s Toys Commercial Kitchen Equip. Restaurant Style Tables/Chairs
Commercial Refrigeration Old Boat Motor Chandeliers
Bar Equipment Bar Refrigeration Luggage and Storage Chests
Please use your imagination to define groups of people who might be interested in one or more of the types of products listed above. Then, get their contact information and figure out the best ways to reach them. Examples below:
• Reach out to restaurants for Commercial kitchen equipment, commercial refrigeration, and tables and chairs
• Reach out to any convenience store for a commercial display freezer
• Reach out to 25–35-year-old women for some children’s toys
• Reach out to Lake dwellers for an old boat motor
• Find Men and Women 22-35 for household furniture and small household appliances
• Use the MLCC list of License holders to offer them another Class C Liquor License. Reach
them for bar equipment, bar refrigeration, a condo unit, and tables and chairs, too.
• Reach anyone who does construction work for the many construction tools available.
Example:
Here is a portable cement mixer. When purchased new, they cost around $450.00. Generally, I will offer a used product for about half the price of new or $225, more or less depending on condition.
I can use Google to give me a list of masons “near me” whom I believe would be good candidates to buy one of these. If I click on each mason that Google publishes, I might find a name, an address, a phone number, website and/or email address.
My goal is to communicate with all the people who are masons in our area who may wish to know they can get another cement mixer for $225.
The next question is “what will it cost me to reach them with this information?”
If my assistant (you) is paid $25 per hour, and you take four hours of time to get your list and send your message, I am only making $125 for a perfectly good cement mixer. This is an imbalance that I do not want.
So, instead, what if I publish the cement mixer for sale on both Facebook Marketplace and other sales platforms For Sale “Tools”? Postings should be free. They are not targeted to masons, but…maybe other construction workers looking for a bargain at Facebook Marketplace will say, “hey, I think I should have one of those cement mixers.”
This is my way of saying we need to reach many different kinds of people without spending much money.
If or when you respond to this email, please tell me about your experience doing this kind of work and any tricks you will use to achieve the objectives I’ve described.
Your Available Resources
I have pictures of the building as it currently looks. I also have renderings of what it will look like if the entire building is divided into 9 condominium town homes (interior and exterior). I also have renderings of the building (exterior) as a grocery store.
I have pictures of every single pre-owned item, like the cement mixer. I have not priced the items. I’m hoping you can help me do that by looking up what each item will cost new, and I will then put a final price on the items once I know the original value. ChatGBT can get you a price, too.
I have about 200 Facebook friends who live within an easy drive to the building.
I have a good number of email addresses of people I have accumulated over many years.
I like using Open AI or ChatGBT to make jobs easier, when possible. For example, when we post items for sale, like the cement mixer, we need descriptive text along with a picture of the item and its price. I asked ChatGBT to “give me a short sales pitch for a pre-owned cement mixer I want to sell to construction people.” Here is what they came up with.
FOR SALE: Heavy-Duty Portable Cement Mixer - Excellent Condition!

• Easy to tilt and pour
• Mounted on sturdy wheels for easy moving

Message me if interested or if you'd like to come check it out
I did not tell Chat GBT anything about the mixer other than it was pre-owned and that I wanted to sell it. It took the picture that I sent and did everything else without any input from me. Then I went a little farther.
I asked it to price the item for me.

Thanks for sharing the photo! Based on the image, your cement mixer appears to be a portable electric model, likely with a drum capacity between 4 to 5 cubic feet.
 New Cement Mixer Prices
New portable electric cement mixers with similar specifications typically range in price:
Budget models: Around $230–$280
Mid-range models: Approximately $320–$430
Heavy-duty models: Up to $500 or more
For instance, the XtremepowerUS 4.6 cu. ft. Portable Gear-Driven Electric Concrete Cement Mixer is priced at $424.95 at Home Depot.
Suggested Resale Price for a Lightly Used Mixer
Considering your mixer is in good condition and lightly used, a fair resale price would be:
$250–$300: If it's clean, fully functional, and has minimal wear.
$200–$250: If it shows signs of use but operates well.
This pricing positions your mixer competitively against new models while offering buyers a good deal.
Would you like assistance in crafting compelling descriptions for platforms like Facebook Marketplace, C or OfferUp? I can help tailor the ad to highlight the mixer's features and appeal to potential buyers.
So, I think you must now know what I am looking for in an assistant in marketing. Please take a couple of days and send me a thoughtful response if you plan to pursue this employment opportunity.
