Retype 5-Page Document Cleanly

I have a five-page document set in Calibri 8.5 that was printed in two columns and has picked up all sorts of hidden tables, indents, and other quirks. I need the text re-typed from scratch into a fresh Microsoft Word file so I can edit without fighting the old formatting.

Please keep everything plain: single-spaced body text with no columns, text boxes, or styles applied. The only formatting I want is for each heading to appear in a larger 12-pt font—nothing else.
