Draftsman to design warehouse renovation plans for submittal
Budget: $500 – $1,000 USD
We need a modified plan set for submittal to Dallas TX Planning Department for a remodel of a warehouse. There are eight buildings built like army barracks with simple open web trusses. Building ONE has a C/O. Buildings FOUR, SIX, SEVEN, EIGHT will only require a floor plan and site plan for a C/O also. Buildings TWO, THREE, and FIVE need repair work as described below.
The City is asking for:
-Site Plan page
-Demo page - bubble areas to repair.
-Floor Plan page showing framing.
-Details page (include wall elevations, and details of trusses, and footers, columns, I-beams)
-Mechanical page
-Electrical page
-Plumbing page
MEP pages do not need a stamp and will show design as simply as possible and say “repair as needed”.
On Building FIVE, we will bubble outer wall and trusses and note trusses and outer walls to be repaired from fire damage.
On Buildings TWO and THREE, we will bubble walls of building THREE and roof trusses of Buildings TWO and THREE and note walls and roof trusses to be repaired. We will need a place for our engineer stamp on these framing pages and show details for the walls and the for the trusses on the details page.

Detail for steel columns and I-beams:
-Footers:8 concrete footers, each 24”x24”x16” with two, ½" rebar grids, set 4” up from bottom, and 3” down from top.
-Columns: Each of two walls has four columns set on a 5/8” thick steel plate: 5.5” x 5.5” secured with 4 bolts. Columns are 4” standard thickness round pipe – welded to I-beam at top
Steel I-beams are 12”x8”. (8” wide not 10”)
Placement: Two columns set inside front and back walls, and two set equidistant inside building.
Site Plan:
-Name buildings as shown on site plan: building ONE and FIVE are together at front. Buildings TWO, THREE, FOUR and SIX, SEVEN, EIGHT are along back.
Draw buildings TWO and THREE to have 4’ deep docks to match buildings SIX, SEVEN, EIGHT. Building FIVE front wall extends all the way out that 4’ to be parallel with other buildings’ dock fronts.
