Property Deeds Review

I have both copies of my property deed, 6 Bethel Close (SY367965) and my neighbour's property deed, 5 Bethel Close (SY367964). I would like for a parelegal to review both documents to confirm that I have access via her backyard (area hatched in yellow in the deeds) and confirmation that this access is stated in both property deeds. Eventually, I would like to get confirmation that I may potentially have a strong case/argument about my access via her backyard - if this goes to court.
