Luxury Property YouTube & FB Ads

My boutique real-estate office moves waterfront estates, country manors, and hobby farms, and I want our digital advertising to feel every bit as premium as the homes we list. YouTube is my immediate priority, followed closely by Facebook and Instagram. The goal across all three platforms is simple: convert both buyers and sellers into qualified leads.
Here’s the workflow I have in mind. We begin by shaping a YouTube campaign—skippable in-stream and bumper placements—built around polished, lifestyle-driven videos that showcase the unique character of luxury acreage and shoreline living. Audience segments should cover high-net-worth demographics as well as look-alikes drawn from past seller lists, because I need messaging that resonates on both sides of the transaction.
Once the creative and targeting logic are tested on YouTube, I’d like the winning concepts repurposed inside Facebook Ads Manager and Meta Business Suite to run as lead-generation ads. Instant-form set-ups, pixel tracking, and retargeting sequences all need to be in place so anyone engaging with our videos, carousel walkthroughs, or Instagram Stories can be nurtured until they book a valuation call or property tour.
Deliverables I’ll review before sign-off:
• Full media plan showing targeting, placements, budget splits, and KPIs
• Three complete video ad concepts (storyboard or rough cut is fine at first)
• Copy variations for Facebook, Instagram, and YouTube descriptions and headlines
• Tracking setup: pixels, UTM parameters, and conversion events verified inside Google Analytics and Meta dashboards
• Weekly performance report template highlighting CPL, CTR, and ROAS
