Fictional Town Illustrated Map

I need a full-color, 8" × 11" digital illustration that depicts a completely fictional town. The map should feel polished yet readable, with a moderate level of detail—think recognizable building shapes and clear icons without going photorealistic.

Core elements to appear: homes in varied neighborhoods, a school campus, clusters of businesses and shopping, distinct zoning districts, bodies of water, surrounding forested areas, four clearly labeled development sites, and a single power substation. Please use color or subtle patterning to differentiate the zones and natural features while keeping the overall palette harmonious (I’m flexible on exact hues and happy to take your creative lead).

To keep things intuitive, include a small legend and a north arrow; street names can be invented but should look plausible. Orientation—portrait or landscape—is up to you, as long as the final size remains 8" × 11".
