Budget: ₹12,500 – ₹37,500 INR
I am ready to fund the next wave of fix-and-flip and buy-rehab-rent deals, but I need a fresh, accurate pipeline of decision-makers first. Your task is to build a verified contact list of active real estate investors and rehab professionals operating specifically in Georgia, South Carolina, and North Carolina.
What I expect
• 100% opt-in or publicly sourced contacts that can legally be approached for funding discussions
• Minimum data points per record: full name, company (if any), role, email, direct phone, city, recent project type (fix & flip, rental rehab, new-build), and a brief note on how the lead was verified (MLS sale, auction purchase, public permit, social proof, etc.)
• Bounce rate under 5%; please run an email verifier before delivery
• Format in clean Excel or Google Sheet with separate columns for each field
• Source links or screenshots for at least the first 50 records so I can audit your process
Scope depth
With a mid-range budget I’m looking for a detailed, ready-to-use list—think a few hundred high-quality contacts rather than thousands of unvetted names. If you uncover exceptional prospects outside the three states, note them in a separate tab; the core list must remain Georgia, South Carolina, and North Carolina.
Ideal background
You already scrape county records, leverage PropStream, BatchLeads, or similar tools, and know how to spot genuine, recent transactions. Experience building capital provider prospect lists or working with private lenders is a plus, but not essential if your research skills are sharp.
Timeline & hand-off
I’d like an initial sample of 500 to 1,000 leads within three days so we can confirm we’re on the same page, then the full file within two weeks. I’m available daily for questions or quick feedback.
