Excel spreadsheet for real estate agent to track sellers and buyers

My goal is to create an Excel spreadsheet that will effectively track all relevant data for sellers and buyers in my real estate business. To do this, I need to track contact information, property details, and transaction history for each seller and buyer.
I would like to have a tab for listings and settlements. Once I enter the clients details into listings, I want to be able to not re enter the information when that listing sells and needs to feed into the settlements tab.
