UK Property Agents Contact List

I’m putting together a fresh, accurate directory of estate agents and property-management firms that handle both commercial and domestic properties throughout the whole of the UK. What I need from you is a clean Excel workbook that contains, for every company you find:

• company name
• primary email address (not generic “info@” if a direct one is available) (must be active and not bounce back)
• main phone number
• town or city (so the list can be filtered by location)
• a short note or tag that confirms the property types they manage (commercial / domestic / both)

The brief is national in scope—please don’t limit the search to just big cities or specific counties. I’m aiming for an actively maintained list, so dead emails or disconnected numbers will be rejected. Each row must represent a unique business; duplicates or franchise branches should be merged where practical and clearly identified.

Acceptance criteria
– Minimum 90 % of emails must pass a quick SMTP check or a test send.
– Phone numbers must be callable in standard UK format (+44 …).
– File delivered as .xlsx with separate worksheet for any unverifiable leads.

If you already have reliable scraping tools, access to property databases, or manual research methods that keep bounce rates low, let me know in your proposal along with a rough estimate of the volume you can deliver and the turnaround time.
