I’m putting together a single, smart-linked Excel workbook that lets our team price every phase of a villa—basement, ground, first floor and roof—using live Kuwait market rates. The file must show a detailed breakdown of material quantities and prices, labour, subcontractor packages, overheads, margins and profit, then roll everything up into clean BOQ sheets and management-ready summary dashboards.

Here’s what has to be in place for me to sign off:

• Dynamic sheets for civil, electrical and plumbing works (finishing and automation tabs can stay open for future expansion, but the core three trades must be fully functional now).
• Cell-protected rate tables that I can recalibrate quickly when market prices shift.
• Per-floor calculators that pull from those rate tables, apply crew productivity factors, add subcontractor quotes and drop the results straight into the BOQ template.
• Auto-generated pivot summaries showing total cost, overhead percentage and margin/profit scenarios configurable on the fly.
• Clear separation of input cells (for the sales and engineering teams) and locked formulas (to guard against accidental edits).
• Print-ready BOQ and management report formats with my logo, project info and revision control in the footer.

I’ll supply sample take-offs and our current unit-rate list; you’ll refine them against present-day Kuwait pricing and walk my engineers through your logic so we’re all aligned.
