Project Title:
Toronto Residential Construction Market Intelligence Dashboard

Objective:
We are seeking a skilled consultant or data professional to build a dynamic market intelligence tool for residential construction in Toronto. The goal is to gain a competitive pricing advantage by understanding current market conditions, historical project values, and industry trends. This will allow us to identify the optimal pricing zone (“gravy spot”) to maximize bid success while protecting margins.



Scope of Work
1. Data Collection
• Gather publicly available and accessible data relevant to residential construction in Toronto, including but not limited to:
• City of Toronto Building Permits (residential only)
• CMHC Housing Market Data (housing starts, completions, under-construction inventory)
• Statistics Canada residential building permit values and construction price indices
• Optional: data from Toronto Bids Portal, MERX, and Biddingo (residential tenders)
2. Data Integration & Modeling
• Import and clean data for use in a Power BI dashboard (or Excel as a transitional prototype).
• Create a centralized data model allowing filtering by:
• Dwelling type (single, semi, townhouse, laneway, multi-unit)
• Neighbourhood / ward
• Project value and size
• Date range (historical and current)
• Include calculation of key metrics such as average residential build cost per dwelling type and trending bid ranges.
3. Dashboard / Visualization
• Build an interactive dashboard to allow:
• Visualization of market trends and project values over time
• Identification of high-value wards / hot markets
• Tracking of upcoming residential projects and tenders
• Calculation of a personalized “gravy spot” pricing range based on historical wins and market averages
• Alerts or visual cues for changes in cost indices, material pricing, or competitive trends
4. Deliverables
• Fully functional Power BI dashboard (or Excel prototype) with all integrations and calculations completed
• Documentation explaining:
• Data sources used and refresh methods
• Dashboard structure and how to interpret the results
• Instructions on updating data or extending the model
• Optional: Training session or tutorial for internal team on using and interpreting the dashboard



Project Goals
1. Gain clear visibility into the Toronto residential construction market, including historical and current project values.
2. Identify pricing benchmarks to ensure competitive bids without undercutting margins.
3. Enable data-driven bid decisions, giving a strategic advantage over competitors.
4. Provide a scalable tool that can be updated with new data as the market evolves.



Bid Requirements
• Relevant experience in Power BI, Excel, or data analytics for construction or real estate markets
• Ability to source and integrate public datasets relevant to Toronto residential construction
• Strong data modeling and visualization skills
• Experience producing actionable insights for pricing strategy and market intelligence



Timeline & Budget
• Expected project duration: 4–6 weeks from contract award
• Deliverables must be complete, tested, and documented at project close
• Budget: to be proposed by bidder (based on scope of work)
