I need a clear, fool-proof residential rental ledger that focuses on payment tracking while letting me see both the big picture and the fine detail. Every rent receipt should sit in a single row, yet I also want an automatic monthly snapshot that adds each tenant’s totals, balance forward, and any arrears.
Core tasks
• Build the ledger in Excel or Google Sheets, using native formulas only (no macros).
• Capture individual transaction entries—date, amount, payment method, notes—and roll them into dynamic monthly summaries on a separate tab.
• Keep room for tenant name, address, lease start/end, and running balance so everything sits in one view.
• Ensure the summary updates instantly when I add or edit a line in the transaction sheet.
• Colour-code late payments and flag partial payments automatically.
Acceptance criteria
• Delivered file opens without errors in Excel and Google Sheets.
• Entering a test payment updates the correct month’s totals and the running balance.
• All formulas remain visible, editable, and well-commented so I can maintain the sheet myself.
