Residential Property Research Specialist
Budget: £20 – £250 GBP
I'm seeking an experienced UK property researcher to identify and analyse residential properties suitable for conversion into C2 (supported living / care use).
The role is to source high-potential properties and provide structured, decision-ready reports.
Scope of work:
• Source properties primarily in North England and Midlands (e.g. Cumbria, Lancashire, Yorkshire, Lincolnshire, Midlands)
• Target property types: Detached houses or bungalows (preferred), minimum 2–4 bedrooms
• Budget range: £90,000 – £180,000
For each property, provide a detailed report including:
1. Property Details
• Asking price and estimated market value
• Full address and postcode
• Property type, size, number of bedrooms
• Listing link (Rightmove, Zoopla, agent site)
2. Location Analysis
• Area overview (quiet residential vs busy/high street)
• Crime levels (summary)
• Proximity to amenities (shops, transport, hospitals)
• Suitability for supported living (quiet, low traffic, residential feel)
3. Planning & C2 Feasibility
• Local council (planning authority)
• Initial assessment of likelihood of C2 planning approval
• Any similar nearby properties with C2 or care use
• Planning policies relevant to change of use (C3 → C2)
• Any restrictions (Article 4, HMO limits, etc.)
4. Rental / Investment Potential
• Estimated rental income (standard AST + supported living potential if possible)
• Yield calculation
• Local demand indicators (supported living / care demand where possible)
5. Property History
• Previous sale prices (Land Registry if available)
• Time on market
• Any price reductions
6. Strategy Fit
• Why this property is suitable for C2 conversion
• Potential layout suitability (e.g. number of occupants, space, garden)
• Any risks or concerns
Additional Requirements:
• Must actively search for off-market or reduced properties where possible
• Filter out unsuitable properties (e.g. flats above shops, busy roads, no outdoor space)
• Prioritise properties aligned with supported living provider requirements
Key Skills Required:
• Strong experience using UK property platforms (Rightmove, Zoopla, OnTheMarket)
• Understanding of UK planning system and use classes (C2 vs C3)
• Ability to research local council planning portals
• Analytical thinking — not just listing properties, but evaluating deals
• Attention to detail and structured reporting
Deliverables:
• Weekly report of 5–10 high-quality property opportunities
• Clear, structured format (Excel or PDF)
• Only shortlisted, high-potential deals (not bulk listings)
