Budget: $30 – $250 USD
I need clear, data-backed insight into how moderate-income households earning roughly 80-120 % of Olympia’s Area Median Income are thinking about buying—or continuing to rent—middle-housing options (duplexes, triplexes, cottage courts, townhomes). The goal is to understand three things:
• Their preferred home size and layout, with special attention to the exact mix of bedrooms and bathrooms they consider non-negotiable.
• Whether must-have features such as a dedicated dining room, an upstairs laundry, and a flexible home-office space truly influence the decision to purchase.
• How sensitive they are to price points compared with current rents and recent sales in comparable neighborhoods.
To get there, I’m expecting a turnkey market-research package: survey design (Qualtrics or SurveyMonkey are fine), recruitment of respondents that fit the 80-120 % AMI band, a mix of qualitative interviews or short focus groups for deeper storytelling, and a concise analytical report. Please support findings with descriptive stats and, where sample size allows, basic regression or conjoint analysis that teases out willingness-to-pay for each must-have feature. Raw data files (CSV or XLSX), cleaned datasets, and all visualizations should be included so I can reuse them in the pro-forma model.
