Location for a cafe

I am looking to open a cafe in a city center location targeting students and young professionals. Ideally the cafe should be medium sized with between 21 and 50 seats. This cafe should provide a comfortable environment where students can come in and feel welcome, whether they want to stay and study, relax with friends, or take a quick break. The cafe should also serve food items that are affordable and suited to the student demographic. I believe this cafe could be very successful in this location and am looking for an experienced professional to help me make this dream a reality!
