Excel Multifamily Underwriting Support
Budget: $2 – $8 USD
I will send you rent rolls, T-12s, and other property-level financials and need you to turn them into clean, analysis-ready workbooks. The first thing I look for is a rock-solid Unit Mix tab; that is the highest priority every time. It must include:
• Unit types and counts
• Square footage by unit type
• Average rent per unit type
• T3 leasing activity for each unit type
Once the Unit Mix is locked down, you will add to the benchmarking tab (I will provide) that tracks rent per square foot, average rents, occupancy, concessions, and any other metrics I flag. Everything should be formatted neatly in Excel with consistent formulas, named ranges where helpful, and zero hard-coded numbers hidden in cells.
I provide clear instructions and a template, so no multifamily background is necessary—advanced Excel, careful data cleaning, and fast turnaround are what matter. If things go smoothly, I’m likely to expand the scope later (I’m already considering extra categorical metrics beyond the current brief) and this could become regular work.
You’ll receive files as either PDFs or spreadsheets; please be comfortable extracting data, tidying it, and working with large pivot tables. Reliability and responsiveness are essential because I underwrite deals on tight timelines.
