The task is straightforward: find residential homes and apartments that are currently for rent online and crunch the numbers to confirm whether they would make profitable Airbnb listings. I need the work turned around ASAP, so speed and clear, organized output matter.
What “crunching the numbers” means here: gather nightly rate comps from existing Airbnbs in the same area, estimate average occupancy, project monthly gross income, subtract typical costs (cleaning, utilities, platform fees, basic maintenance) and show the likely net return. If a local regulation or HOA rule jumps out that would block short-term rentals, flag it.
Deliverables
• A spreadsheet (Excel, Google Sheets or similar) listing each property link, key facts (price, bedrooms, baths, square footage, location) and your calculated Airbnb metrics (expected nightly rate, occupancy %, monthly revenue, estimated expenses, net profit, cash-on-cash if purchased).
• A brief summary paragraph per property stating “good”, “borderline”, or “poor” potential with one-sentence reasoning.
