Rental Unit Prospect Manager Needed
Budget: $10 – $30 CAD
I need reliable help managing incoming prospects for my rental units. Your main responsibility will be to collect the necessary documents, answer any preliminary questions, confirm each person’s real interest, then verify that they meet the stated qualifications. Day-to-day you’ll handle inquiries how ever you want through phone calls, emails, and texting—whichever channel the prospect prefers—so clear, friendly communication is essential. Once you’ve gathered their information, I’ll count on you to check it for completeness and spot any red flags before passing the lead to me. When you submit your proposal, please outline: • The exact workflow you follow for screening clients (from first contact through qualification). • The tools you use to track conversations and documents. • Your rate per lead that you have fully qualified and documented. A qualified lead must be genuinely interested in a specific listed unit and submit a completed rental application. They must provide 3 months of bank statements and either 3 months of pa-y-stubs or official government assistance documentation. A landlord reference and if appliable employer reference (letter or pho-ne number) or a co-signer is required, along with a valid photo ID. All financial documents must clearly show the ability to cover the rent. Once all documents are received, verified, and the applicant confirms interest in the specific unit, the lead is considered qualified and ready to be passed on
It is also ideal that their rent is roughly 40% of their income but not required but again the income needs to show they can afford housing monthly plus some extra money for food ect. If rent is 1200 and their check is 1300 then they can’t afford the place because their living needs will not be met. We wanna make sure they are going to pay on time.
