I am in the planning phase to develop and build a sports center in the City of Zagreb or the Zagreb Zupanija.
I have identified several locations and alternative plots. I am looking for an architect, engineer, real estate agent, or geodet, familiar with urban regulation (GUP, UPU, etc) and permits (lokacijska, gradevinska dozvola, etc) to analyze a list of properties, and narrow down the list, to discard certain terrains and recommend which terrain to purchase
So far I have encountered a number of terrains with different types of problems according to urban regulation (frozen UPU, dalekovod on top, plinovod beneath, projected street in GUP, Zelena zona, etc).
The Task consists:
- analyze different plots of land registries (čestice) in the city of Zagreb and Zagreb Zupanija
- check the regulation in terms of use of land (namjena), urban rules (urbana pravila)
- check requirements to obtain the permits
- check street access (pristup) and connections (priključak)
- check any obstacles for example not clean ownership (vlašnistvo), Tereta, etc
- point out any risks and make recommendations
It is important to mention that the objective is to build a sports club na otvorenom bez dvorana, maybe za balonom. So any experience in this sense is a plus.
As mentioned, this is a preliminary analysis, and will pay per property analyzed. There are sufficient online tools to develop this project from home, but it may be necessary to make some consultations with city authorities
Whoever is awarded this project will be well positioned to eventually be awarded the architectural project, no guarantee on that.
