Build me an effective CRM in Pipedrive

We are an In home care Agency who care for group of residents in an Independent Living Community. I want to send a mailer to our current residents and to new residents that are not currently getting care. I need Pipedrive our CRM updated with information I have collected on each apartment in the building. I then need a targeted report from Pipedrive that has a list of current residents and new prospects. In the mailer I would like create a hand written note of thanks and personalized touch. Maybe a coupon for a free daily care of our services if they sign up.
