Tropical Luxury Mixed-Use Facility Design

Project Title: Luxury Mixed-Use Development – Uluwatu, Bali
We are seeking an experienced freelance architect/designer with proven expertise in luxury tropical resort and residential design. This is a Phase 1 concept validation and rendering project for a high-end mixed-use building in a prime Uluwatu location suited for concept validation, floor plans, and AI-driven realistic sketches for investor presentations.
Project Overview: "The Vertical Water Oasis"
The challenge is to create a unique, exclusive design maximizing a trapezoidal plot (Front: 15.5m; Back: 21.45m) over five levels. It will seamlessly blend dynamic commercial spaces with bespoke residential living, culminating in an unparalleled rooftop water oasis.
Scope of Work (Phase 1)
Concept Validation: Assess feasibility of the five-story design and square meter allocation within plot constraints.
Floor Plans: Provide schematic 2D floor plans for all five levels, focusing on hydraulic efficiency and maximizing natural light and views.
Visualizations: Produce AI-enhanced photorealistic 3D renderings for key areas: GF Retail Atrium, 2F Water Oasis, and 3F Penthouse Terrace—critical for investor presentations.
Application Requirements
Submit your portfolio showcasing high-end hospitality or luxury residential projects in Bali or similar tropical environments.
Provide an estimated timeline and budget to deliver Phase 1 outputs, including schematic plans and three photorealistic renderings.
Additional Notes
Creativity in integrating water features with tropical design will be highly valued.
Emphasis on sustainable and context-sensitive architecture is preferred.

Underground: Open Co-working Area (~250 m²): Naturally lit, visually linked to the Ground Floor through a circular atrium.
Ground Floor (GF)| Retail/Apothecary featuring 5 commercial units (~40 m² each) arranged in round atrium, open to street views. | ~280 m2 total
First Floor (1F) | Premium accommodation: 4 large 1-bedroom apartments (~65 m² each) with elevator access, efficient circulation. | ~280m2 total
Second Floor (2F)| Rooftop Lounge Oasis: Infinity pool, swim-up bar, covered water features flowing to central circular lake with hammam seating, private couple seating, dry area for yoga/presentations. | ~450m2 (conceptual)
Third Floor (3F) | Luxury Residential: 2 penthouses (~100 m² each) with terraces, jacuzzis, ice baths, and sunset vistas. | ~200m2 (net)
The main building (trapezoid plot) includes the underground open co-working area, with all upper floors stacked above.
Separated (nextdoor building) areas
Private Rooms (~60 m²): Connected underground space for offices, meetings, calls, and coaching.
Gym/Spa (~120 m²): Wellness amenities for residents and co-working clients, adjacent to private rooms for convenience. |
The private rooms (60m²) and gym/spa (120m²) are each located in adjoining existing structures, attached and internally connected to the underground open co-working area, but do not form part of the main building’s vertical stack.
The ground, first, second (roof), and third floors all sit directly over the open co-working zone, with the commercial atrium forming the core of the ground floor.
