11 month commercial shop lease agreement in India

I would like to rent a 10,000 sqft property in Nelamangala, Karnataka, India for Car and Bike showrooms. I need a rental agreement contract. I should be able to vacate the tenant or terminate the contract at will or on a 11 month lease. I would like to have the contract registered to make it official. The tenant should indemnify me/propretorship from any legal action to discourge the tenant from going to court. We should also be able to raise the rent by 30% with a 1 month notice. By raising the rent, the tenant would be discouraged to stay, but would like to do it within the Governments legal limits. If the tenant does not pay the rent, we should legaly be able to cut off the electricity supply.

If there are any other clauses that need to be added, that would be great.
