I'm looking for an experienced UK estate agent to assist in renting out my terraced houses. It is 3 houses in total.
The primary goal is to find reliable tenants while ensuring a smooth and hassle-free process.
Key Responsibilities:
- Market the property effectively to attract suitable candidates
- Screen potential tenants to ensure reliability and trustworthiness
- Negotiate rental terms and agreements
- Prepare detailed tenancy agreements to ensure all legal requirements are met
- Thoroughly check tenant references to ensure past rental history is satisfactory
- Conduct credit checks on potential tenants to ascertain financial stability
- Organize and conduct property viewings for prospective tenants
- Ensure all rental activities comply with current local and national laws
- Handle or arrange for any necessary property maintenance issues
- Manage inventory and ensure the property is fully equipped as needed
- Regularly update the property owner with progress reports on the letting process
- Maintain ongoing communication with tenants to quickly resolve any issues
- Collect and manage security deposits in accordance with UK regulations
Ideal Skills:
- In-depth knowledge of the UK property market
- Proven track record in tenant sourcing and property renting
- Excellent communication and negotiation skills
Experience:
- Prior experience with terraced houses is a plus
- Strong references from previous similar projects will be highly regarded
I also need full property management services after finding tenants. Please finalize the tenant search within 1 month. Please utilize online platforms for marketing the property. I require partial management services, where I am involved in major decisions but day-to-day tasks are handled by you. Focus on attracting family tenants in marketing efforts. The targeted monthly rent range is to be determined based on competitive market rates. Please manage the coordination of all necessary maintenance services.
