Solve Lease Agreement Dispute
Budget: $750 – $1,500 USD
My landlord promised me a unique no-cost reflooring project in exchange for renewing my lease for 2024. The project contained specific documented details about what their contractor should and should not do. The project was supposed to take 2-days but took over 90 days and the contractor caused $3200 monetary damages to my furniture and belongings. I have the email exchange between us, defining and scheduling the project, plus documentation and photos of the damages to my property and to the unit I live in. The project was supposed to be completed on 12/4/23 and 12/5/23. My landlord never supervised their contractor. I told them when the project started to fail at 10:30AM on 12/4 and my landlord did nothing to correct the work being done incorrectly by their contractor. After the contractor left, multiple problems from their incorrect and incomplete work began to be revealed. My monetary damages could have been prevented by the contractor following the project guidelines and by the landlord monitoring the project, especially when they knew I was living in chaos. My landlord has not reimbursed me for over 7 months and is giving me the runaround. I fulfilled my promise by paying my rent thru 2024 ($30,000 total), but they have never fulfilled their promise of no-cost floors. My monetary damages of $3200 did not include anything for lost work hours, the landlords refusal to provided expedited help when I informed them about and documented the multiple issues, labor costs for doing some of the repairs myself, safety hazards I lived with for weeks, missing amenities in my unit promised by my lease, and a lot of other inconveniences (aka "pain & suffering"). The landlord had multiple personnel changes during the past 7 months which has contributed to the mess. The landlord initially declined my request for monetary damages so I pursued it to the district level. The district manager told me they want to "make me whole and do what is right" in early February but that has turned into doing nothing for me. Now the landlord is telling me to stop contacting them about being reimbursed.
