Lawyer: Lease license to assign

Hi, we have an urgent request for the below:

1) License for assignment of lease: I attach a draft to review (I cannot attach here but I can send).
Also please add that Pico London Ltd remains guarantor for the rent in case the assignee doesnt pay.

2) Agreement for assignment: a new document, between Pico London and Ms Tan (the lease assignee).
Only to state:
- Ms Tan is obliged to take on the lease at the latest on 23rd June 2024;
- Ms Tan can decide to ask Pico to assign it earlier than that;
- Pico London will not assign the lease to anyone else in the meantime;
