Draft Special Warranty Deed

I need a clear, record-ready Special Warranty Deed that will officially remove my ex-wife from our mortgage. The divorce was finalized in May 2026, so the deed must reflect that date and any other statutory requirements for a post-divorce property transfer in my state.

Scope of work
• Draft the complete deed from scratch.
• Build in the full legal description of the property and all necessary transfer-of-ownership language so title can pass cleanly to me alone.
• Ensure every clause meets local recording office standards, from notary blocks to margin sizes.
• Provide brief guidance on any additional terms that should appear in this type of deed now that the divorce is settled (I don’t have preset wording).
