The recent leak left both my ceilings and walls with visible water stains, bubbling paper, and a few soft spots. I need every affected section of sheetrock professionally repaired—not simply patched over—so the surfaces are sound, flush, and paint-ready when you leave.

Scope of work
• Locate all moisture-compromised drywall on ceilings and walls, cut out what cannot be saved, and replace it with new sheetrock of matching thickness.
• Tape, mud, and sand until seams disappear and transitions are invisible to the eye and hand.
• Apply a stain-blocking primer coat to prove the repair is dry and sealed.

Acceptance criteria
• No discoloration or surface irregularities show through primer under normal room lighting.
• Joints are feathered at least 12″ on each side, leaving a perfectly flat finish.
• Work area is kept clean; debris and dust are removed daily.

Bring the standard drywall tools—oscillating saw, T-square, joint compound, mesh or paper tape, sanding pole, dust control—and moisture meter to confirm the framing is dry before closing everything up.
