Revers building plan semi trailer to tiny home conversion for approval in florida

I built a tiny home out of a 53' long semi trailer.


I have a

53’ x 8’6” x 10’ semi tractor trailer.

I have removed the wheels and axils.

The trailer rests on Railroad Ties in 4 places aligning with the steel trusses.

The trailer has been hurricane strapped down in 8 places

I have built it out complete with electrical, plumbing and septic (details below)

The unit has been fully functional for 3 years .

The county is involved due to a neighbor raising concerns about the zoning for the
Tiny home because it is in a backyard of a single family dwelling.

Escambia has voted in the used of ADU’s (accessory dwelling units) 1 per single family
Home with proper permitting.

The county wants plans designed and permitting pulled so that this ADU can remain
On property

A detailed photo library of the ADU is attached.

Plumbing is 1/4” Pex that is branching off from the main water supply before connects
Tot the single family dwelling. There is one bathroom, one full kitchen.

The electrical is a 200am sub panel that is branching off from the exterior breaker panel
On the main single family dwelling.

The Septic system is tied into the main single family dwellings septic system. The drain plumbing
For the toilet is 4” and the slope is 1/4” per foot

The Kitchen sink is tied into the drain system

Both the toilet, bathroom sink, shower and kitchen are vented and pee traps exist in the bathroom
And kitchen

The 200amp electrical panel A hand drawn diagram will be provided to show the circuits and the panel
Will be photo graphed. The only 220v service will be to the kitchen range top and water
Heater.

The walls are constructed of 2x3 pine that are laid 16” on center througout the tiny home
Photographs and a diagram will be provided.

The walls are constructed of 3/4 in sheetrock throughout the ceiling is constructed of 3/4”
Sheetrock throughout.

The floor is the original oak except for the kitchen is tile and the living room which is lament

There is one closet, one bedroom, on living room/kitchen.

The exterior is original and has 2 windows in the front and 1 window in the back.
There are two points of entry to the unit.

The walls and ceiling are insulated with standard r-19 and undercarriage which is insulated with with
Foam board insulation

No HVAC hard wired unit exists

The unit is equipped with two window units that are built in the walls of the living room and bedroom

The heat is done by an amish fire place

The kitchen has a refrigerator with no ice maker, granite countertops , one compartment stainless steel
Sink complete with wood cabinets.

There is one light fixture in the ceiling of the living room, one in the kitchen, one in the foyer,
A exhaust fan in the bathroom and 3 light fixture, the bedroom has one light fixture and the closet has
One light fixture.
The exterior and frame of the trailer is standard of a cargo hauling trailer has steel frame and aluminum rivited siding. The tires and axels have been removed
It sets 18" off the ground and rests on 12'x 12 railroad ties.
I have been as detailed as possible. Can you help me with the plans to turn into the county so I dont
Loose the ADU.
