Material Takeoff + Lumber Quote Sheet – Second Floor & Rear Addition
### Description:
I need a **complete wood framing and drywall material takeoff** for a residential project that includes:
* **Approx. 1,300 sq. ft. second-floor addition**
* **Approx. 400 sq. ft. rear single-story addition**
Blueprints will be provided in **PDF or CAD format** with dimensions.
All work and calculations must comply with **current Elmhurst, Illinois, USA building code requirements.**
The takeoff should include **all structural and framing components**, organized by **location and usage**, as follows:
#### Required Categories:
* **Framing lumber:** all plates, studs, joists, rafters, blocking, etc.
* Common sizes: 2×4, 2×6, 2×8, 2×10, 2×12, and 4×6 where applicable
* **Engineered lumber:** LVLs, headers, and beams (list by size and length)
* **Sheathing materials:** all plywood - no OSB (wall, roof, and subfloor)
* **Drywall:** by area or floor, All 5/8" type x drywall
* **Fasteners and hardware:** nails, screws, joist hangers, straps, anchors, etc. (list by type and count)
* **Roof and wall connectors:** Simpson or equivalent hardware (use takeoff legend references if available)
* **Insulation Total and types required
#### Deliverables:
1. **Excel spreadsheet** with a full quantity breakdown including:
* Material type
* Size / specification
* Quantity (pieces, linear feet, sheets, etc.)
* Usage location (e.g., “Second Floor Exterior Walls,” “Rear Addition Roof,” etc.)
2. **Simple lumber yard quote sheet** version (summary page) listing each line item with:
* Description
* Quantity
* Unit (EA, LF, SF, etc.)
* A blank column for pricing
