Permit-Ready Office & Bathroom Plans

I need permit-ready construction drawings for a small commercial build-out consisting of two enclosed offices and one restroom. I already have a rough hand sketch of the existing shell space and proposed layout; you will turn that sketch into a clean, code-compliant drawing set suitable for immediate submission to the local building department.

Please translate the sketch into a fully dimensioned plan, then layer in the electrical circuiting and lighting, plumbing waste/vent/supply lines for the bathroom fixtures, and enough HVAC information (diffuser locations, return placement, equipment notes) to satisfy the reviewer. The authority having jurisdiction follows the current IBC and IPC, so ADA clearances and egress door swings must be shown as well.

Deliverables
• Scaled floor plan with all critical dimensions
• Electrical and lighting plan keyed to panel schedule
• Plumbing plan and riser diagram for the restroom
• HVAC layout with basic duct/airflow notes
• Title block, general notes, and code references in PDF and original CAD (DWG or Revit) files

I will provide the rough sketch, site address, and any previously issued shell drawings. The drawings should be neat, logically organized, and ready for permit intake with minimal mark-ups required.
