Ontario Residential Grading & Drainage Plans
Budget: $250 – $750 CAD
I need a stamped grading and drainage plan prepared for a residential property in Ontario where we will be carrying out general excavation to complete foundation repair. An up-to-date site survey is already in hand; what I am missing is a plan that satisfies the Ontario Building Code, municipal bylaws, and any applicable MOECC guidelines so the city will release the permit.
Your scope begins with translating the survey into a clear grading model, sizing swales, slopes, and any sub-drainage required to protect neighbouring lots, followed by the erosion-sediment control measures the city typically requests. Because permit reviewers tend to come back with comments, I will also rely on you to answer their questions and revise the drawings until approval is issued.

• PDF and DWG of the grading & drainage plan (metric, geodetic)
• Supporting calculations / notes that reference the OBC and local standards
• Written responses and updated files for each round of city comments until the permit is cleared
I usually work in AutoCAD Civil 3D and can share the survey in that format, but I am fine if you prefer another platform so long as the final DWG opens cleanly. Solid familiarity with Ontario lot grading criteria, setback rules, and tree-protection notes will make this go smoothly, and clear communication during the review cycle is essential.
