Loft Conversion to 2-Bed Flat

The loft above my house in Killasser, Swinford—just beside the school—needs a full transformation into a self-contained two-bedroom flat. I want a standard interior finish throughout and a traditional layout with clearly separated rooms rather than an open-plan design.

Scope of work
• Strip-out and preparation of the existing loft space, followed by all necessary structural adjustments to meet Irish building regulations.
• Complete electrical rewire, including consumer unit, new cabling, sockets, lighting, smoke alarms, and certifiable testing.
• New plumbing installation for a kitchen sink with faucet, a full bathroom (shower, toilet, basin), and laundry connections, laid out to suit the planned room configuration.
• Insulation, drywall, plastering, and standard-grade flooring and joinery to deliver a comfortable, mid-range finish.
• Final fit-off: doors, skirting, standard kitchen cabinets, bathroom fixtures, paint, and trim so the flat is turnkey on handover.

Acceptance criteria
1. Electrical and plumbing certificates supplied.
2. All fixtures installed, tested, and leak-free.
3. Rooms clearly divided into two bedrooms, one bathroom, kitchen, and living area with standard finish quality.
4. Site left clean, ready for occupancy.

Site visits can be arranged most weekdays, and the loft is fully accessible for measurement. Plans or sketches you prepare will be reviewed and signed off before work begins. I’m aiming for a smooth, code-compliant conversion that will be comfortable and low-maintenance once complete.
