Interior Demolition Takeoff & Written Estimate (Bid Element) from Blueprints

Budget: $10 – $30 USD

We are seeking an experienced estimator to prepare a full interior demolition takeoff and HARD-BID estimate from provided blueprint PDFs.

This estimate will be used for a fixed-price contractor bid. Conceptual estimates, rough budgets, or high-level approximations are not acceptable. Quantities, pricing logic, and assumptions must be clearly defined and defensible.

Scope of Work

Estimator will review drawings and produce the following:

1) Detailed Quantity Takeoff

Interior partitions – LF by wall type with stated height assumptions

Ceilings – SF by type

Flooring – SF by type

Base – LF

Doors & frames – EA

Casework / millwork – LF or EA

Specialties – EA where applicable

MEP demolition as allowances unless explicitly shown on drawings

Optional but preferred: debris volume (CY) and disposal assumptions

2) Hard-Bid Written Estimate (Bid Element)

Itemized line-item pricing including:

Quantity

Unit cost

Extended total

Separate pricing lines for:

Interior demolition labor

Hauling and disposal

Protection / temporary measures / general conditions

Clear, written assumptions and exclusions

Pricing must reflect a fixed-price bid, not a conceptual range

Required Deliverables

Excel file with detailed takeoff and pricing

PDF hard-bid estimate summary (bid element)

Marked-up plans or takeoff screenshots showing measured areas

Estimator Requirements

Proven experience producing hard-bid interior demolition estimates

Strong understanding of selective demolition sequencing and protection

Ability to interpret architectural and demolition drawings accurately

Clear documentation of assumptions (wall heights, ceiling types, scope limits)

Original work only — no generic or reused estimate templates

Conceptual estimates, budget pricing, or unsubstantiated allowances will not be accepted

Missed Scope / Accuracy Responsibility

This estimate will be relied upon for a fixed-price bid. By accepting this task, the estimator acknowledges:

All scope reasonably inferable from the drawings must be captured in the takeoff and estimate.

If significant scope items are omitted due to estimator oversight (not due to missing or conflicting drawings), the estimator may be required to:

Revise the estimate at no additional cost, and/or

Accept a reasonable reduction in compensation reflecting the value of the missed scope.

Discrepancies between the takeoff and drawings must be clearly identified as assumptions or exclusions.

This requirement is intended to ensure diligence and accuracy consistent with hard-bid estimating standards.

Fireproofing removal

Underground or concealed conditions
