Division 8 Estimating & Take-Off
Budget: $8 – $15 USD
I have a commercial project in design that now needs a precise Division 8 package. Your task is to read the architectural and construction drawings, extract every opening, and deliver an itemized take-off with a realistic cost estimate.
Scope
• Doors: both interior and exterior, detailed by size, rating, material, and hardware function.
• Frames: metal and wood only—no aluminum on this job.
• Hardware: hinges, closers, locks, accessories, coordinated with the door schedule.
I will supply PDFs of the full drawing set and specifications; you return a neat spreadsheet (Excel or Google Sheets) that lists quantities, unit costs, extended costs, and any assumptions. If you prefer Bluebeam, PlanSwift, OST, or a similar tool, that’s fine—just note which one you used.
Acceptance criteria
1. Every opening on the plans appears in the schedule you provide.
2. Totals reconcile with a summary sheet for quick review.
3. Any clarifications or exclusions are called out in a separate notes tab.
Proven Division 8 estimating experience is essential; please share a brief example of similar commercial work when you respond so I can see your style of breakdown.
