Commercial Space Division Wall Construction

I need a wall added to split an existing commercial space in half. This will shrink the tenant's area and expand the owner's footprint.
We, the owners, are a non profit makerspace and have a tenant who is a light manufacturer. They are shrinking and we need to take over more over their space. This is a “simple wall,” but understand nothing in buildings is simple.
