Build Modern Single-Family Residence
Budget: $8 – $15 USD
I’m ready to move forward with constructing a modern-style, single-family home and need a contractor or firm that can take the project from first shovel in the ground to final walkthrough. The property is residential, so familiarity with local housing codes, permits, inspections, and energy-efficiency standards is essential.
Scope of work
• Collaborate with my architect to interpret the modern design intent, structural drawings, and MEP plans.
• Manage all phases—site prep, foundation, framing, roofing, exterior façade, interior finishes, mechanicals, and landscaping—while keeping me updated on milestones.
• Source materials that complement a clean, modern aesthetic (think crisp lines, large glazed openings, minimalist detailing) without compromising durability or budget.
• Coordinate trusted subcontractors, schedule city inspections, and maintain a tidy, safe worksite.
Deliverables
1. Turnkey home built to approved plans, code-compliant, and ready for occupancy.
2. Progress photos, weekly status reports, and a final punch-list sign-off.
3. Complete as-built documentation and warranty information for all installed systems.
Quality expectations
The finished residence should showcase precise workmanship—flush drywall, tight miters, even reveal lines—and incorporate energy-efficient solutions such as high-performance glazing and properly sealed insulation.
If you have a proven track record in modern residential builds and can demonstrate successful projects of similar scale, let’s discuss timeline, materials procurement strategy, and your proposed construction schedule.
