Residential Subdivision Cost Breakdown
Budget: $250 – $750 CAD
I’m preparing final budgets for a new 118 unit residential subdivision and need an experienced estimator to produce a clear, defensible cost breakdown. The focus is strictly on residential work; commercial or mixed-use figures are not relevant here.
Scope of estimate
The numbers must cover two phases only:
• Site Preparation – clearing, grading, utilities, roads, stormwater, and all other civil works.
• Construction & Finishing –slab on grade foundations through to final finishes, including allowances for common amenities and landscaping.
Level of detail
I need a detailed breakdown, not a high-level summary. Please show quantities, units, unit rates, labor vs. material splits, contingency and escalation assumptions, and any regional cost indexes you rely on.
Preferred format & tools
A structured Excel or Google Sheets workbook is fine, but if you prefer CostX, RSMeans, or similar take-off software, attach the native file as well so I can trace formulas and assumptions.
Deliverables
1. Itemized cost workbook for Site Preparation , Site Services , Electrical , Septic systems
2. Itemized cost workbook for Construction & Finishing
3. One-page methodology note explaining data sources, rate libraries, and contingency logic
4. Optional: PDF summary suitable for presentation preparation
Acceptance criteria
• All line items traceable to a reputable cost source or recent bid.
• Math checked; no circular references.
• CAD Currency clearly indicated and consistent.
