Residential Cost Estimate Takeoff

I am developing a new residential build that is still in the planning & design stage and need solid numbers before we freeze the drawings. What I’m after is a complete pre-construction picture covering both a detailed elemental cost estimate and an itemised material quantity takeoff.
The architectural and structural PDFs will be supplied immediately. If you prefer Bluebeam, PlanSwift, CostX or similar measurement software, just let me know so I can export the files in the format you like.
Deliverables
1. Excel or Google-Sheet elemental cost estimate with clear rate assumptions
2. Separate material quantity takeoff with each line referenced to its sheet/detail
3. Source measurement/markup files so I can audit the calculations easily
Accuracy is key because these numbers will guide my budget discussions with the architect and lender. If something in the drawings is unclear, flag it early so we can resolve it fast.
